Best value house extension type Dublin?

    Hi all. We're looking to extend our edwardian red brick mid terrace, anyone have any advice on best value construction methods? We are thinking block at the moment but are open to wood frame, or steel frame, or anything that works! We are in dublin and our budget is tight, under 70k, and we're hoping to add 40sq m so any advice appreciated!

    Does the 70k include planning fees and architect or just the construction costs?

    Hi Kceire, we'll be 40, or just under so should be exempt from planning? Not including architect fees.

    Add another 15k or so for a decently finished sub 40 extension

    Best value I think is block. Especially if you can do at weekends and do labour yourself.

    I am also in a similar situation and was considering steel or brick. If brick is cheaper what are the advantages of using Steel over Brick?
