Hi, Myself and my partner are looking at buying a site to build a house. the site has a derelict house on it and we would like to look at our planning opportunities before purchasing the site. Has anybody done something like this before? or have any advise on where to start? Do we need to hire a planner to apply for an outline planning permission (as opposed to the full planning permission)? Or do we engage with a architect for that? or do we just go to the county council to chat with them on it?
any advise would be really appreciated.

    1. Has anybody done something like this before?
    2. or have any advise on where to start?
    3. Do we need to hire a planner to apply for an outline planning permission (as opposed to the full planning permission)?
    4. Or do we engage with a architect for that?
    5. or do we just go to the county council to chat with them on it?
any advise would be really appreciated.
    1. Yes
    2. Approach owner/auctioneer agree price to purchase on condition of planning permission
    3. Typically an architect/arch tech or engineer. I see no benefit in outline planning is this instance
    4. As per 3.
    5. With a letter from owner stating permission to engage with LA.

I would recommend you take your chosen consultant to any planning meeting.
