Doing a rent review

    I'm currently doing a rent review on a 2 bed apt in count limerick. Rent was decreased 6years ago and never changed since. Following prtb guidelines but cannot find 3 comparable properties in the area. Can find 3 bedrooms apt in other county limk area or 2 bed in city centre...which of these can i include? There are no properties listed at all for my area at present. I'm increasing the rent a little but it will still be well under average rent in the area (as I have an excellent tenant and want to keep her) so don't think it will be a problem but still want to do it properly.     Comparable doesn't necessarily have to be in the same area, it can be a comparable area. e.g. similar sized town which is similar commute distance to the city.

    Other tip:
    Don't stop at 3 examples. If you can't find great examples, include 10.
