    Hi all,

Sorry if this has been covered before but I can't find exact specific info anywhere so I'm just going to ask instead.

I just bought a house and have some land so I'm going to build a free standing home recording studio. This is for private use and won't be commercial.

    1. What's the biggest I can build without planning permission?
    2. What's a good cost estimate of building per square footage?

I'm so lost in all of this and really really appreciate any help at all!

    Thanks!

I'm sure someone with more experience will come by later, but in general, you can build up to 40SQM for a rear shed/extension, assuming no other extensions, or out building are to the rear of the property AND you still have 25% of the original back yard for use.

So, if you plan a 6x6M internal box, you will have under 40SQM externally. That's a big room and large enough for a very nice recording studio. The price per square foot will vary depending on spec. For you, much of this will be heat and sound insulation. You want a well built building to protect expensive, moisture sensitive equipment.

You will be looking at a minimum price of €100 per square foot and that assumes you know someone who can build it for you. A guesstimate would be €40k finished.

I am just finishing an extension in Dublin and my FIL is building it with lots of the work being done by myself. It's around 25SQM internally and it will have cost close to €30k when it's completely finished. Some materials were recycled and other were bought used, or cheaply on done deal and adverts. I have just updated the thread today. Maybe it will help. Good luck.

Thank you very much! It's only a hobby studio so doesn't really need to be the best and we won't have neighbors that are close by so hopefully i can get the costing down a bit further than that.

    25m2 remaining free space

Max shed/studio separate from the house is 25 m2 assuming you don’t already have a shed, I which case the sea area is subtracted from the above figure.

    1. Max area of 25 square meters internally measured. Max height of 4m/3m with pitched/flat roof. Need 25 Sq. M of garden space afterwards remaining. Assuming you have no other sheds/stores/garden rooms.

    2. Budget 1000-1250 per square meter give or take depending on spec.
