Quantity Surveyors Required?

    Hello all! I am in the middle of applying for planning permission to build a house. We are hoping to submit next week once the drawings are finalised. I have gotten advice from some colleagues that I should get a Quantity Surveyor involved as early as possible to get a good idea of materials cost. What is everyone else experience of this?

    I don't think there is any point paying a QS until the planning is granted and the construction drawings are finalised? Also do I need a QS report or is that only if I am doing a self build as opposed to the contract ruote?

    Eng prepares foundation/u/g services/structural details & drawing
    Qs prices the above and reviews costs of builder quotations (eng/arch technically review & carify particulars with builder)

    One of the above acts as psdp & pscs (H&S regs)
    You advise the above whether your opting in or out of BCAR (building control regs)
    The above agree price with you
    One of the above sign as contract administrator between you & builder
    One of the above submits commencement notice

    Builder take ownership of site
    You give quick clear decisions and wait to move in.

    I think he is really getting at... He gets the house designed and detailed, then it comes in over budget and he has to cut a bit off to be able to afford it.
    Then there is another planning application for change/regularise the design.

    A good qs at stage 1 should be able to make enough assumptions (depending on complexity) to get you close to your end figure. They'll highlight pc sums for kitchens, floors, stoves etc and give you some cost certainty now. Possibly prevent a rather large speed bump in future too
