Victorian House Extension

    All we are looking to eventually complete alteration works to our Victorian terraced house. Its a 2 storey Victorian house, with the layout similar to the attached with attic converted. The 2 two storey extension showing the bathroom in this plan would split evenly with the overall width of the house. This plan shows the bathroom width taken the greater site width then the roof to the single storey extension. Ours would be 50:50 split of the site overall width.

    What I would like to know what are the current planning restrictions. I know of 40m2 overall and of leaving 25m2 garden space. Is there a rule regarding distance back from the main rear building line, ie 4m is something I have heard of it before. If there is it does not leave much scope for a decent extension. I am mindful also I don't want to destroy the garden too much either. Ideally what I want the extension for is an open seating area with the kitchen that looks out on to the rear garden. If I have a chance I will put a sketch together. If mods need to relocate this, please do so.
