I have a few questions just general ones as I have not done anything building related in many years and have heard many things have changed.

    1) In Meath, Kildare and west meath what is the rules with reagard to building on without planning it used to be one story and under 30sqm is that correct ?

    2) does a conservatory with solid roof need planning now as there are only maybe 2 foot walls all round ?

3)what are the new rules roughly with government stamps and signing off or whatever I am told to allow an extra €20,000 on the average extension for fees etc (government)

    4) If I buy a property with planning permission for an extension how far along does the extension have to be before planning expires ie: if walls , floors, roof and windows are in but no electrics , plumming, plastering etc

Any advice greatly appreciated. I am on the lookout for my next project and want to find the lay of the land and not jump in with both feet.

No, the current planning exemptions are listed in S.I No. 600 of 2001.

The height of the walls has nothnng to do with whether it needs planning or not, refer to above SI.

I think you are mixing up/together fees and taxes here, while the fees may be the same for all persons doing the same job the taxes liable to be paid would be based on the individual and their circumstances and so may be different for different persons.

Generally works need to be substantially completed, this should be defined in the development plan for the area the development is taking place in.

No forum will take the place of specific professional advice given per project and will save money in the long run.
