Planning question on purchase of a partial built house

    Hi,

    I am just looking for some information on when a house would be deemed completed to satisfy planning (IE: planning will not have to be re-applied for in the case of an unfinished house.)

    I'm thinking that maybe a completion cert needs to be completed?

    The reason I am asking is just that I have been looking at a house for sale which is completed as far in the roof and windows but no first fix work has been carried out inside yet.
    I wonder what questions should I be asking in regards to planning permission and weather it would need to be applied for again or not.

    I know very little about the process and would appreciate any advice on this :)

    Some say the roof must be complete. Others say at wall plate level.

    Kceire is spot on.

    The septic tank or effluent system can be a stumbling block in some cases because if it has not yet been installed some could argue that a new planning permission is required to install it.

    Ok, so once the septic tank or effluent system is installed and the house is finished to the roof then that should be enough for the planning permission.
    So do they ever carry out checks to see if all the conditions are met after a house is complete?

    Yes.
    The Bonds and Levies section will inspect yearly and just after the expiration of the planning as they will want their fees due. and they need to be certain that the development has taken place or not.
