What can I do prior to planning permission?

Apologies if a similar question has been asked before or numerous other times.

If I have purchased a site and intend to build a new dwelling on it can I do any works prior to planning permission?

It is just clearance work. I want to remove some large trees and thin out a lot of hedge growth. All trees are on the land purchased but it is in a suburban area and there are properties surrounding us. The intention is also to demolish a smaller existing dwelling before building.

Clear the site of top soil - ok
Remove trees - ok (once not protected)
Demolish smaller house - Planning Required.
