combining 2 rooms into 1 downstairs

    Just looking for some general advice here as to what to watch out for and what the ballpark cost would be

    House is a standard early 70's 2 story 4 bed semi. Well built and maintained.

    We're looking to combine the existing smallish living room with part of the larger kitchen-diner. We would need to
    • remove a load bearing wall, approx 16 ft in length
    • I presume install an RSJ?
    • no electricals needed,all on other walls
    • partition wall of about 8 feet needed to wall this room off from the rest of the kitchen- including a door

    I presume I would need an engineer to look at it both before we do anything and then afterwards- whats the ballpark cost for an engineer in a rural town?

    Any thoughts on the ballpark costs for the work involved. Obviously I'd need to consider reflooring and decorating afterwards as well but that would be seperate

    Is there anything else we need to consider.

    Novices at this hence hoping for some advice
