House valuation questionable (Kildare)

    Posting on behalf of my friends. They're trying to remortgage their house at the moment and had a bank valuation recently (end of last year). Their 4-bed detached house in Kildare town is valued at €295k. However, a similar house (identical, the same estate) has been sold for €310k in July'17. They have done a lot of improvements to the house: new roof; new windows; new front/back doors; completely renovated the bathroom & downstairs wc (high quality appliances, natural stone tilings, new shower cabin etc). The house that was sold for 310k did not have all these features. Should they raise this with the bank?

    Also, does anyone have any predictions for Kildare town prices for 2018? The house is in a quiet estate, 5 minutes walk from the train station & it takes approx. 35 minutes to reach Heuston st. They bought the house in 2009 and are still in negative equity.
    Any advice gratefully received.
