Building Regulations for Garden Shed

    I built a block shed in my back garden that is exempt from planning permission. I'm selling the house and the purchasers solicitor is looking for certification that the shed was built in compliance with building regulations. Is this truly necessary for a garden shed?

    The same person that is certifying that it js planning exempt should be able to give an opinion on building regulations too.
    Certain aspects apply such as the structure, proximity to other structures etc and also, within the building regulations, it lists out what is and is not exempt so somebody has to certify this.

    Usually the planning exemption cert is enough but the solicitor sounds like he/she is doing their job correctly in my opinion.

    Have you got someone to certify it’s planning exempt?

    No they were going to accept a section 5 cert from the council so I thought I was going to get away with having to pay someone to come out

    A section 5 only states whether a development is exempt or not, from my experience, the buyers solicitor will always want the opinion of exemption from an architect, engineer or Surveyor.

    The buyers solicitor said they'd take a section 5 for the exemption but wants the cert for building regulations

    No I was waiting until I knew exactly what it was the other side wanted.

    Agh ok. Just budget the 5 weeks waiting for the decision from the council.
    It may be cheaper just to get the certificates of exemptions and compliance with regs.

    Had a fella out today. Doing the lot for 300+vat. Hopefully that's the end of it.

    If he is issuing certificates of exemption and compliance for that they you done well. Plus it’s done in a day or two. A section 5 would have been similar again you buy the maps, pay the fee and do a little drawing etc

    Cheers. Yea I thought it was a good price and he's going to have the certs for me tomorrow. Far less hassle than doing the section 5.
