    Hi all,

I would like some advice please about what I should do/what order would be best etc with the following -

Have been in new house a month. Surveyor said in his report that all was good, but recommended replacing boiler as soon as practical as in his words 'that wasn't economical even when it was first put in'. House was built in 2006. Since being here have noticed small, rusty-coloured leak from radiator in hall. Have noticed same from pipe at rear of ensuite toilet. Was planning to get these checked out, but kind of put on long finger with getting settled.
In ensuite, there is a shower, not electric, with water from hot water supply. Main bathroom has electric shower, which I didn't use till last week when I realised it is also from the hot water supply. Last night, ensuite shower pressure went. Although there is awful limescale, (which will be treated Friday with installation of new softener system for whole house supply) it is not that the shower head is clogged.

So, apologies for the long thread, but my question is - should I get same person (pending quotes etc) to install new gas boiler, fix radiator and toilet, fix shower, flush system etc? Is it likely that the leaky bits had anything to do with shower issue or just coincidence? Should I just leave boiler be as it is working okay, or get it sorted now?

As a little bit of additional info, surveyor also mentioned that some radiators appear small for room size, and also would like electric shower replaced as it really is very affected by limescale...another quick q, is it a massive job to have it replaced by mains fed supply or is this impossible as tank is downstairs? Would lovely to be guaranteed hot water.

Sorry for so many questions, am a complete novice with plumbing and don't know whether to do things in bits and pieces or I am at nothing doing that if one issue is making others worse.....

    Thank you in advance.

    is pipework plastic or copper?
is it buried in concrete floors?

Do you mean for the shower? The bathroom is fully tiled and I don't want to go near shower tray etc myself, so I actually don't know. The electric shower is over the bath in the main bathroom and I can see plastic pipes through gap in bath panel.
