Structural Engineer Report

    Hi, maybe this should go to the legal section but said I’d chance it here first.

    I’m in the process of selling my house. I have a buyer and we are sale agreed. My dad (he’s a builder) converted my garage to another livable room. Solicitor is telling me I need an Engineers report. But my dad is saying an engineer needs to see the work before they write off on it, rightly so. So where do I go from here?

    Ask for a visual report. It won't amount to much because there's very little that can be seen or commented on after covering up but it might be sufficient for the solicitor.

    Probably looking for a certificate to confirm it is in compliance with Planning and building regulations or most likely exempt from planning but the opinion/report must state this.

    An engineers report is usually only required where there were structural changes to the house, i.e., the insertion of steel beams to make open plan etc.

    You wont get such a report without invasive opening up.
    In your case, iff no structural work, as kc says...
    What about describing the room as garage.......

    “I can’t pay my staff or mortgage with instagram likes”.
