    hello folks,

is an old cottage with septic tank exactly 7 metres behind house. Wanted to build extension at back but this would then be even closer to septic tank!! Also site is only quarter acre and there was no percolation area. House was occupied by 2 elderly people up to recently. There are now so many systems out there but still due to site size I will have both physical and planning problems.Just looking for ideas here before I take this any further.
    Thanks a lot

Bigger house and modern family will make a lot more demands on percolation area, herd of cows wouldn't be as hard on water as a few teenagers

If this is the same one you were looking at roofing out over a long pitch, id be more inclined to sell the whole lot. Everything seems against you on that site.

Any chance of access to adjoining field for septic tank and percolating area ??

Some farmers are nice approachable people, I heard that once.

all the above are options I suppose. Don't want to sell just yet. I have scope on 1 side if neighbour will sell me a bit of land however this is the opposite side of septic tank. Former owners were nice farmers but now son has no interest in farming an just divided all surrounding land into sites which he is selling. Problem is no one can get planning on them! But he is money mad or so I have heard so I suppose its just a matter of how much!

I presume Eamon that your running a similar thread over in the Buikding and Olanning forum, there’s a wealth of knowledge and experience there.
