Old sheds to apartments

    I have old shed built in 1750 or so which was a house that my great great grandparents lived in and are now empty and I was wonder about converting them into apartments to rent . I am in a very good location for renting near Dublin.
    My neighbour built 6 apartments on his yard without planning but I would like to know correct way to do this .
    Would I need planning permission?

    As far as I know you will require planning permission as it is classified as "change of use".

    Planning is a must and also costly works to get up to standard.

    If it was used for animals, the walls may need to be treated as the sh!t from animals can leave traces of harmful things...Don't know if it applies to Horses, but for Cows it can be deadly

    Suggest go see the equivalent of Bord Failte.
    They give v good advice on Layout & Services. One may not have any intention to join but they can be v helpful.

    Especially if neighbours notice inevitable increased activity or parking on public streets or roads nearby.

    Unlikely, but you may encounter a tenant who blabs his mouth off or reports you for some perceived infraction thinking the council will help him but finds himself kicked out of an illegal development instead.....by the council.

    Illegal developments can be subject to enforced demolition or subject to onerous penalties while they are still standing. Also selling a property with unsufficient permission will be hard as banks wont lend to buyers and all this stuff will be trawled through by the banks.

    Because building has become so dear and complicated in recent decades it is risky to plunge 10's if not 100's of thousands into guessworked development.

    You might also have waste disposal issues such as sewerage capacity etc to contend with.. I have seen many B and B conversions and extensions scuppered in this way.

    I would seriously only consider this if these sheds are far from your active farm yard.

    There is no doubt that you will get a tenant that doesn’t appreciate farming, either the “abuse” of animals or the smells or the noise of a tractor. Then your in for a world of pain.


    Now, it might be an option for Air BnB ?

    I see around here lads are using older sheds for storage , it's cheaper to do them up for storage , and there is usually less people /traffic associated with it especially if you pick the right type storage (not someone coming every day )

    It would be a great income for you, close to dublin you should have no problem renting out, but don`t skimp on the details, employ an Architect, get planning and finance sorted then go for it
