Flat Roof built wrong & needs cross ventilation...help!

    Hi there,

    I am in the process of buying a two bed terrace ex DCC corp house which has a very badly built kitchen extension.

    I had a survey carried out last week and one of the main issues revealed was the cold deck flat roof extension hasn’t been built correctly – missing cross ventilation and so it will have a shorter life span as the problem of moisture build up in roof structure is still present. It appears that the roof was replaced a couple of years ago and I am hoping this is not something I will have to so straight away due to cash flow.

    I have been advised that "the best thing to try and prolong the life span of the existing flat roof would be to introduce cross ventilation to ensure the roof space is fully ventilated (this will help to remove moisture in the roof space)."

    Does anyone know how to actually do this? Or what is involved?

    My plan later down the line is to possible raise the roof (doesn't seem to be built high enough to comply with building regulations but was built over 7 years ago) and deal with the roof then. I just dont want it to collapse in the mean time.

    I have also been told that I should introduce background wall vents in all rooms - is this a big job?:confused::confused:

    Are there soffits all the way around the roof?
    Put vents on them - or at least drill some holes if there are.

    Quite often though, there are only soffits at the end of the extension.... but putting some vents into that will at least be a start.

    I obviously havent seen the roof, but it doesnt sound like there is any immediate impending doom.

    Room vents... theres another thread on that at the moment....... Assuming your ex dcc corpo house is mass concrete, think the guy in the other thread said he was quoted 350 by a company to drill 2 vent holes in same.

    I think the roof has ventilation in the eaves already from this picture? (and what the surveyor has told me!)...

    Ah right.... well thats something - so what he is saying is there is no vent on the sides to create a cross wind.

    Im not sure how they do that if there are no soffits on the sides. Could possibly use a vent where the timber sits on the walls but would depend on the roof.

    The engineer who did the report should be able to suggest how you would achieve it.
