Planning permission when owning a house

    Hi I am Hoping to get planning permission while owning another house.The site we are looking at is in zone 4. It is beside his parents and there is a stipulation on the planning in that area that the person has to have held an address there and the person has to be native to the area. Very small area... his family is one of 3 families that could actually apply for planning and he is the only person that would be in any way interested. Does the zone difference mean he still has local needs in the area? Could a sibling apply for planning on his behalf?

    Where is the house that you currently own? If it is in the rural part of Co Louth, you won't be eligible for planning under loca1 needs because you don't have a housing need under the rules. If your house is in an urban area, you will be ok for planning purposes.

    Some exceptions can be made to the needs rule - eg existing house not big enough or wants to downsize to bungalow etc for mobility reasons.

    The site is in zone four which is rural but we are in zone one which is considered a small town but not one of the major urban towns like drogheda or dundalk. We are going to apply and see what happens. It’s a long difficult process!
