Cost for renovating a 3 bedrooms apartment

    We are planning on renovating a 3 bed apartment (85-90 sqm) and talk to a builder about it, but the indicative cost he gave seems pretty high to us (we are waiting for the exact quote but we understand it will be around 50k)

    This would include:
    - complete refurbishment of 2 bathrooms to good standards
    - fitting a new kitchen + appliances
    - fitting laminate flooring in the hallway, bedrooms, and living room (with new skirting boards)
    - fitting new good quality electric heaters throughout and disposal of the old ones (this includes storage heaters)
    - repainting the while place including a bit of maintenance in the windows wooden frames
    - new fitted wardrobes in all 3 bedrooms

    Not this is an all incisive care-free package which requires little involvement from us besides picking our preferred style for the finish, which I understand will involve some overhead.

    Having said that while I am not fully aware of prices 50k seems a fairly steep to me.

    What do people thing would be a fair price range for this type of job? And usually is there a good margin to negotiate the price given on a quote?

    Get some more details from the builder, is it a €3000 kitchen or a €8000 kitchen, is the flooring €7 or €20 /m , same with bathrooms wardrobes etc

    Yes I know the cost can vary greatly. I'm just looking for a price bracket for mid-range stuff.

    The kitchen is quoted for 4k (plus VAT) excluding appliances. This sounds reasonable to me.

    Cost for one mid size bathroom 9000 plus VAT (€2,500 for fittings, €1500 for tiles, and it seems the rest is the labour cost for ripping out the old one and fitting the new one). This is quite a bit more that what I expected but I am not sure if the problem is my expectation or the price.

    The quote also includes cost for things like planning and project management which is fair enough but I am not sure what a reasonable amount would be for that.

    I guess what I'm asking for us would what I was quoted be considered pricey for a good quality job with decent materials but nothing luxurious (please don't tell me luxury is subjective ;-)).

    €5000 is a lot of labour for a bathroom, is the builder hands on or a middle Man.

    Thanks. It is a renovation company who as I understand have their own staff to carry-out the work.
