Is sunroom to rear exempt after previous retention ?

    Looking at an old property where retention was granted for an extension to the side about 25 years ago.
    The owner then built a sunroom to the rear last year. It is well under 40m2 and the rear garden is huge.
    Is the sunroom exempt or does the retention permission wipe any or all of the exempted classes ?

    Does the retained extension plus the sun room add up to over 40sq m?

    Haven't access to the measurements at the moment but I expect the combined area is greater than 40m2.
    I see where you are coming from !

    "It is important to note that where the house has been extended before, the floor area of the extension you are now proposing and the floor area of any previous extension, including those for which you got planning permission, cannot exceed 40 square metres"

    Looks like they will now need retention of the sunroom now !
