house extension

    I am considering a house extension because there are not enough bedrooms in my house.
    I am looking into attaching a log cabin to the side of my house
    I am wondering if I need planning permission or is there any other guide lines I have to follow.
    And is there any better log cabins for roughly the same price.

    Planning required.
    Won’t comply with building regulations.
    Most likely won’t gwt planning either.

    Search the forums. Loads of people with your idea but not many go through with it because of the above.

    No, a local inspector may come across it and knock on your door or send you a warning letter. Then it’s compliance or court.

    You're better off turning one of your living rooms into a bedroom and then using a detached garden room to escape from all the bedrooms.

    Yes, to the rear, subject to area of extension and remaining garden space available. But it still must comply with all current Building Regulations.
    Building Regukations and Planning Regukations are totally separate.

    Yes but if your set on a log cabin, your existing house would also need to be a log cabin.. as the finish of any exempted rear extension would need to match the house

    Because there is no trading standards enforcement in Ireland and they are very careful with their wording.

    Ask one of them companies to provide you with a certificate of compliance with planning and building regulations and watch them run.

    They are very clever in the advertising of these cabins, but the small print calls them garden rooms. They are basically sheds tarted up.

    The company you are looking at, if you read their website, they have a disclaimer and a link to the planning website and states that it is important that you understand if planning is required or not, ie they will sell an put it where ever you want, if planning is required, that’s your problem.

    They also never once call them habitable spaces, extensions or living accommodation. They carefully refer to them as cabins, garden cabins, and office cabins. All of which are non habitable spaces.

    Most likely refusal or condition so that the extension matches the main house in terms of style, materials and finishes.

    You still cannot meet the Building Regulations with these cabins so you will
    End up building it using traditional materials such as blocks or timber frames.
