Repair leak on extension roof

    Hi All,

Just looking for some guidance. Noticed a small leak in extension this morning. Single story extension with pitched roof covered in tiles. Had someone out earlier who lifted some tiles near the gutter and saw that felt was rotten. He recommended lifting tiles and putting 2 1.5 metre wide strips of felt across roof as he didn't expect the felt to be rotten further that the 3 metres or so it would cover. Obviously that could change when all the tiles come up.

My question might be rather stupid, so apologies in advance. Should the tiles not prevent the water from getting to the felt in the first place and is there any potential issue with them?

    How old is the extension?

The felt is the last line of defense to stop water getting in, having said that it could simple be a broken tile or two causing the trouble. The he mention anything about broken tiles?

No mention of broken tiles, but there is a velux in line with where the water was dripping in, from memory there might be a cracked tile but I'm not sure. Not certain how old extension is, was there when we moved in 4 years ago. At a guess I would say it's about 10 years old.....

    Hi Jonon9,
Just to let you know I got a second opinion from a friend of a friend. Found two broken tiles near Velux light. SO when water was coming of gutter in Velux and then onto broken tile it was getting through and into house. Also found hole in felt. All fixed now, thanks for the help!
