Mortgage Approval For Site Off Road

    I'm currently seeking mortgage approval to build a house on a site on our family farm. The site is about 300m from the public road. We will have a driveway/lane from the site to the public road. The site and the lane will be owned by me. 
    I've had feedback from the banks (through broker) that they are concerned as the site is using shared access and is surrounded by family land so would be difficult to re-sell. I've replied to to try and clarify that the access is not shared and will be primary access for the house. However, the issue still exists that the site is surrounded by family land. I didn't think this would be a problem as long as there is access to the road.
    Has anyone had any experience with a situation like this? Any advice on how to proceed would be gratefully appreciated :)
