Renting a room in a house I lease

    Hi there,

    Basically, I live in a house that is owned by my family. I am gonna rent out the spare room. If I have a contract/lease with my father and pay 800 pm for example to him and lease it to someone for 650 per month, what is the situation with tax etc?

    Will I be classed as earning 650 pm? Or will it be offset against the 800 total I pay? Will the housemate be classed as a licencee?

    The 650 will be tax free for you under the rent a room scheme. The person renting the room from you will be a licensee.
