Is planning required for a garage extension?

    Hi folks,

    I have a detached garage that is currently 3m x 6m which I would like to extend to approximately 4m x 9m. I am getting some contrasting advice as to whether or not it required planning.

    Some important information:
    - The garage is sub 4m in height (incl tiled roof)
    - It is to the side & rear of the property & does not protrude out the front.
    - The original garage was built along with the main house as part of planning (i.e not using an exemption)
    - More than 25m2 private garden space will be left
    - The garage could be connected to the house quite easily and cheaply if needs be

    I will contact the planning authority regarding the above but effectively, I believe it is exempted as I am extending an existing garage by less than 25m2 (I will be adding 18m2 approximately)

    Any thoughts/anyone done anything similar?

    Edit: Should have added that it will remain a garage, no intention to convert it.

    To be exempt from planning the Total garage on site should not be greater than 25m2

    Planning required
