Am demented trying to register with ROS before the deadline, this is my first time needing to file non PAYE IT.

(I won’t mention the bugs in the website and lack of clarity...)

How long does it take to get the RAN in the post and after that what other delays do I need to expect? I applied for a RAN 3 days ago.

This evening the email support said I don’t need a RAN, just try again Monday. This afternoon the phone support said I must have a RAN to proceed!!!
    Appreciate all suggestions.

Do you have MyAccount? You can register for ROS through it and have access pretty quickly.

When did you commence trade? If you commenced in 2016, you don't have to file until 2018....

Also...if you taxable income is less than €5,000 you can include it on a form 12 via My Account on which you can have more or less instant access..

Hi, thank you very much for responding. yes I have a my account. How do I do that? Is it the “make a payment” option? If so, do I calculate 40% and send on?

No. Just include the income and request a P21. The P21 will show the amount owed. It will take a day or two to issue.

The Ran takes about a week to get. Call them OP. My account is the PAYE side of things and ROS is the business side of things. AFAIK if you're registered as self employed and have a business you need a ROS account to pay and file and this is what you need the RAN for. Best thing is to call them up generally they're pretty helpful and if you're unlucky to end up talking to a newbie or someone unhelpful just call back you'll get someone else.

Most of OP's income is PAYE and his self employed income appears to be less than €5000, so a form 12 will do fine for 2016.

I was on MyAccount today and found it much slower than usual so maybe there was a problem with the website today

If you look on your MyAccount page, near the bottom is register for ROS.

Is this correct. I commenced trading in 2015. I thought it wouldn't be due until 2017 but when I met my accountant the other day he said 2015 should have been filed last year and I'll have the pay a 10% late fee for 2015

I have 4 month rental income for 2016 with net income under €5k - its a first time rental - As we have now passed the 31st October return deadline should I submit a Form 12 with this additional income and request a P21 Balancing statement or am I better off submitting a Form 11 vis ROS as the deadline is extended to the 16th? Final question what is the best approach to take with calculating the preliminary tax for 2017 given that I dont' have a full year liability for 2016?

Im wondering if anyone can help me with this issue. I registered on ROS but am unable to submit an Income Tax Return. For my 2016 income I filled out a Form 12 which seemed fine but I need to make a return for 2017 Preliminary Tax. How do I do this if I'm not registered for Income Tax on ROS? For instance must I submit a Form 11 manually first before I can submit a Form 11 online via ROS. Its all very confusing Im afraid

AFAIK you can delete the 12, then the system allows you to file 11 online. It took a day or so for ROS to update and allow me to do that though. Hope this helps.

He's wrong. If you commenced trading in 2015 then your 2015 and 2016 Income Tax returns are due by 31st October 2017 (or 16th November 2017 if filed AND paid online).

There will be no late fee for 2015 if you pay and file by 16th November 2017.

    Get yourself a better accountant!

The problem is that I couldn't select the option to submit an Income Tax return on ROS so instead I make a Form 12 return for 2016 as I didn't want to miss the 16 Nov deadline. The problem I now have is that I can't submit a 2017 Preliminary Tax return using a Form 12 and can't seem to register for Income Tax on ROS. Its all very confusing. I've sent a query to Revenue through ROS and hopefully it can be sorted out. I've seen elsewhere that if 2017 is the first year submitting rental income via a form 12, then it is OK to register for income tax during 2018 and pay both the full 2017 income tax liability and 2018 Preliminary tax before the 31 October 2018. This doesn't seem right to me though. Any views? Thanks for advice to-date
