Heating system is dfferent from Building Spec

    Hi all,

    building a house at the moment & the plumber has deviated from the spec, if there's not much of a difference i'd prefer to leave it as is, but i don't know enough about it to tell, so would appreciate any thoughts on this;
    i should add that i have an engineer so he'll have the final say down the line;

    instead of a Grant Vortex Eco boiler i have a firebird c35.

    5 heating zones were in the spec but we've got 3, one upstairs, one downstairs,one for water.
    now it's not a massive house so no harm keeping it simple,

    any thoughts appreciated

    Boiler alone is about €300 in the difference (in your plumbers favour)
    More zone control you have, the cheaper is maybe for your heating.

    Wouldn't be too happy about that, especially if it is clearly written into the spec sheets.

    Have you paid money? Contract is a contract (and I hope you have a clear agreement with the plumber) - you spec’d one thing , plumber supplied less.

    You can choose to insist on what you want, after much fried, time, pressure etc.

    Or if you push hard, I’d say you’d get a discount on the agreed price.

    You unfortunately have to decide on which to accept.

    On a technical level, while I can’t speak for differences in boiler quality, with 3 zones plus hopefully TRVs on the rads, you would get a good degree of control.
    Do you have TRVs spec’d? You could negotiate with plumber to fit a smart TRV system to give you the degree of zoned control you soec’d

    appreciate all the input, i havn't had much input in the build as i am away most of the time, i have a builder & an engineer but neither have said anything.

    hadn't heard about TRV valves on the Rads, so will have a look a this & see if it's an option.

    Cheaper boiler has been put in and less zones.
    Cant say i would be happy about that either.
    The spec is the spec id ask about it.

    Engineer mightn’t say anything about the boiler cause on paper they’re both A rathed condensing boilers. But here’s the thing, the engineer won’t be the one on his knees trying to fix that heap of shjt firebird on a cold winters evening in a few years. If I were you I’d absolutely insist on the grand vortex to be installed.
    You also say it’s not a big house, so a 35kw boiler seems like it’s well oversized. How big is the house?

    on the spec it specifies "Grant Vortex Eco or similiar approved"
    so figured firebird was similiar, i'll contact heat merchants today & get a quote for both

    Your plumber is after saving €500 minimum from the change of boiler and less zones

    Its up to you but if i was paying for 5 zones i would want 5 zones.unless it was agreed to change it which it seems it has not
