form 11 help!!! (pulling hair out)

    i started renting apartment in 2015
    last year did form 12 as expenses meant it was less than €5000.
    this year its more than that so went online to fill form 11 and realised i had to register with ROS. (takes a few working days)
    just going to fill out form 11 manually and hand into revenue on tuesday.
    to my shock its 36 pages long!!
    i am a paye worker with rental income.
    can i just fill out pages 1-3 and then the rental income on page 10?

    i was working in uk that year.
    do i have to enter this income too? £39,000stg
    how does that effect the rental income?


    any help would be hugely appreciated

    Were you PAYE in the U.K.? They have a 5th April Year end we have a 31 December so a P60 needs to be translated to € and apportioned.

    The rental profit i.e. Rent less expenses (interest x 75%) etc. Is added to your PAYE income and then the tax PRSI USC calculated. So in effect you pay your highest rate of tax on the non PAYE income on the Form 11.

    thanks for helpful reply.
    that seems complicated so i recon i need to get an accountant for that.
    will also have to get my uk employer to send over p60.
    if i bring in form 11 on tuesday to revenue will i make deadline and avoid late penalties despite not having uk p60?

    Register for ROS if you can afford to pay the tax bill when you file (ie pay and file), and you'll have up to November 16th to file.

    Extension is up to the 14th of November for pay and file online using Ros.

    If you register today you should be up and running with plenty of time to file the return. The online version of the form 11 is a lot less complicated than the paper version.

    I worked 3 days in Januatry 2016 in Ireland, all the rest of the year as PAYE in the UK and had rental income in IReland.

    In the tax office they told me that the UK income does not have to be declared until next years return.

    Does that make sense?

    If you worked under PAYE in the UK prior to 5th April 2016 you should get a P60 for that year from the employer and include it in your Irish tax return for 2016.
