Planning Permission for endless 3 bed semi's

    Is there any policy which limits the amount of 3 bed semi's being built?

    Something that would say, a certain percentage have to be 4 bed, a certain percentange 5 bed, 2 bed, detached etc?

    During the pre planning discussions these things are discussed to allow a greater mix of houses and to also allow a greater % or the population to purchase within a development. Hence why most estates are 2/3/4 bed mixes.

    I’m not 100% sure if there’s any real regulation but the local development plan will outline what would be expected in new developments.

    each and every local authority will have guidelines and policies regarding the requirement for different house types in residential developments.

    the councils will have Local Area Plans for specific local micro management, which feeds into County development plans, which feeds into regional planning guidelines, which feeds into the national spatial strategy and the national development plan.

    its all integrated.

    prescribed percentages doesn't exist as far as i know, because different sites will be subject to different requirements ie areas close to schools etc might be more suitable for 3 and 4 bed semi starter and family homes etc whereas area within town centres might be better suited to apartments, sheltered housing etc

    you'll always find the language around this to be quite vague and tenuous as its very difficult and too restricting to use prescribed, specific policies and still be suitably applicable to a myriad of different sites.

    If it's there it'll be in the local area plan or the county development plan. It will be down as say minimum of 10% 1 bed, 15% 2 bed etc. Councils should have worked out what house type they need and adjust figures accordingly to their area needs.
