Confusion over planning permission on a site

    Hi

    Yesterday i viewed 2 x .5 acre sites side by side with the landowner. I told him I would be interested in buying one of the sites if satisfactory planning permission was sought. He gave me a few drawings/maps I could take to set up a pre planning meeting with local planning office in council.
    Today I met an agent just to see what costs would be involved in full planning permission etc and when he saw the site location map he said he knew another agent that was helping out a couple interested in this site also!
    Is it possible that different people can be applying for planning permission on the same site at the same time? That sounds crazy and just a waste of money for all parties involved? Who gets to pick the site then if both parties want to build on it?
    Sorry about the long winded questions, just some clarity on this would be great!

    No. You cannot have 2 applications running concurrently afaik.

    No problem as far as I know with two separate plannings for the same site provided both applicants have the owner's permission. (But as kceire points out I'm not sure the two applications can be in progress at the same time). It's very rare though - I've never seen it in this context.

    It sounds like a tremendous waste of money and effort!

    Usually you would agree to buy the site, price agreed and all "subject to planning". All haggling and selection of purchaser done before the planning app. I've never seen this approach before! I'd be walking away if it's not resolved.

    Is there a possibility that two separate adjacent sites are being mixed up?

    Going to give conflicting advice, there is nothing in planning regulations to stop multiple planning applications on the same site simultaneously. But I would be contacting the owner and getting answers and if he's pulling the piss, nothing to stop you letting the other party know what's going on. Of course it could be perfectly fine and it's the other site.
