Sub floor issue - how best to tackle

    I have an issue with the sub floor in a new build.

    Its a 3 story town house style, ground floor concrete with UFH, all fine.

    Second two floors have OSB sub floor. We have been in the house about 6 months, and the carpets have been layed etc. It has now become apparent that the OSB wasnt secured well enough and i can feel several ridges under the carpet (where one board has moved and is no longer flush against the one beside it) and there is also some pretty loud creaking in places also.

    Im sure the builder, who is still on site, will try and fix it without too much grumbling but the issue is that the carpets were reasonably expensive and were laid very well (am i expecting too much of the carpet guys that they should have spotted this issue and mentioned it? maybe?) and she doesnt really want the builders taking them up and trying to re lay them.

    everything else is pretty much spot on so i want to get this sorted as its annoying me, i would rather pay and have it done 100% than have the builder take up the carpets and not re lay them properly.

    whats my best bet here, if i got the original carpet guys back would they have the know how to screw down the OSB where it needs fixing, or do i need a carpenter to do that?

    any advice appreciated.

    Raise it as an issue now - in writing. Note the type of carpet. Ask them for a methodology for correcting the situation.

    Depending on your contract with the builder / developer, you only have 1-2 years to raise obvious issues. Typically, you will have 6-12 years for hidden issues (but check the contract).

    yep thats an option, and i have no doubt that they will fix it (they have sorted out a lot of stuff and we have been incredibly fussy in as nice a way possible :P) but im just concerned at having non specialist work men go at the carpet...

    Get the builder to fix the OSB and ask him to contribute to the price of getting the carpet layers back.

    This would be the best way but your success might be limited!
