    Hi all.

    We are looking at building a 40ft container home for seasonal workers and let it out for through airbnb the remainder of the year.

    I have done a fair bit of research on the design & build but nothing towards planning does anyone have any idea on such accommodation.

    We will be able to move it as it will not be permanently fixed to the ground. waste I think would be our biggest issue.

    Any thoughts would be appreciated.

    You will find it quite difficult to get planning, particularly so if this is some sort of "back garden" construction.

    And you will find it close to impossible to meet the building regulations. Has the research you have carried out on the design and build covered how you will comply with Part L (for example) of the building regulations? Part A compliance might also prove difficult - containers are not designed to have holes cut in them.

    As far as I know there is a container house in Dublin and it cost them much more than it would have if they built a house the traditional way.

    Some other points. Insurance will be tricky - particularly so if this is a rental property. If you are not in a town effluent treatment will be necessary - how many seasonal workers will be accommodated in the container?

    There was a great episode on Grand Designs once where a lad from Northern Ireland joined two containers together to build a house.

    The seasonal workers would love something like this....

    Google 'ringsend container home'

    It's the only one if it's kind in dublin and possibly ireland.
    Fully compliant with building and planning regs.

    Although the owner had to scrap the 2nd storey as costs grew out of control relative to a standard build as some costs could not be anticipated.

    There is one being built in Donegal at the minute. Base in with a couple of bare containers on it.
