research for getting a wooden home built

    Hi all,

    I am in the very very early stages of contemplation here regarding wooden homes. My main motivation is cost. As a first time buyer I am considering buying land and building a wooden home. I would do this if it meant a considerably smaller mortgage. Thats my only motivation really. I would be willing to buy in Clare/Limerick/Tipperary region so I can see sites for approx 30K - 50K and then possibly another 60K on a home? (leaving the issue of planning permission out of it for now)

    The problem is I don't know where to start even researching. I spoke to a guy whos number I was given who builds them for a living. While he was helpful we both felt I knew so little about what I wanted that it was too early to get any advice off him.

    We both agreed for me to go and do lots of research about what I actually want with examples etc and go back to him for better advice.

    The problem is I dont really know where to start and the kind of prices I am talking about above are ridiculous or not to get something decent built.

    I have been on sites providing wooden homes as a service just through google but I would much prefer independent info on it.

    I am wondering can anyone here point me in the right direction of information either online, or people to talk to? Or even people here that have experience with this themselves.

    You are talking about a timber frame house.
    You will not save any money per say, over building a block built house.

    All planning and Building Regulations still have to be met.

    I just got a quote for 18k+VAT for a pumped mains sewerage connection in north Wicklow, so 60k on a house (plus all associated fees and services) seems optimistic regardless of the construction method.:(

    Are you talking about 'log cabin' type homes or timber frame? As has already been said, they don't work out much different to conventional building in terms of price. I really don't see you getting anything finished with all services for that kind of money.

    Also take a closer look at those 'sites' and see whether you are likely to get planning permission to build. It is very difficult (impossible) to get permission in most places if you do not have a 'local need' - ie you are directly related to the farmer.

    Cheers folks, I was referring to a log cabin thats where my price came from in my head. I was looking at things like this... edit I cant post service providers. Basically it was one in Ireland for about 50K.

    But judging from your responses and from doing more digging in this forum it seems the whole idea is pointless (if my only motivation is money).

    Perhaps I should just buy an apartment if Im serious about only wanting a small mortgage!

    It's not your mistake, the website is incredibly misleading.

    For instance: "The Donegal Log Cabin provides larger three bedroom accommodation with many uses. Great for a family to enjoy living ,space and comfort. Also we can change the plans to suit your need of your log home living"

    Clearly they are talking about habitable space, which has to comply with building regulations. But there is no mention of building regulations.

    Elsewhere they say:

    "Get a log cabin from Timber Living and make the most of your extra space.

    The managment team at Timber Living have been involved in building over 4000 units in Irealnd & the UK over the last 25 years. With a lot of experience we would welcome your enquires and will discuss with you all the options and advise the best for your specific requirements."

    The smaller units would be fine for planning-exempt non-habitable sheds, and the larger ones fine for outbuilding with planning permission, but they are absolutely not fine for "accommodation".

    But the website casually blurs the two as if the distinction isn't important.
