    Hi All!
    I really need some advice!
    This is my first time posting so if this is in the wrong place I apologise!

    Myself and the better half are hoping to buy land and build a house/log cabin on it but we seem To be getting the run around!

    We live in Dublin, and I love Dublin but it's not a viable option for us. While I make good money on contract work I do not qualify for a mortgage and neither does she.

    We've been looking at plots of land everywhere and while some are reasonably priced we keep hearing rumours that we will never get planning permission, because we are not natives of that county.

    Other people tell me they successfully built houses in different counties with no issues, can anyone actually tell if this is true? I really don't wanna raise kids in a dingy flat I want my future family to be comfortable and have a good quality of life.

    I'd really appreciate anyone that could she'd some light or give me some useful info or links on this subject, I kinda want a once and for all answer but I know that may not be possible!

    Not rumours at all. Fact (sort of/depending).

    Most counties (especially around Dublin) will only permit you to build a house, in a rural location, only if you can prove the need to have house in that location. Usually that need would be in relation to farming or having a local business (that requires you to live near that business) or having a dependent parent living nearby or being a native to the area. This requirement is usually referred to as 'local needs'.

    If you can't satisfy the 'local needs' requirement, then you don't have much (or any) chance of getting planning permission. BTW, even more unlikely to get planning permission for a log cabin!

    You need to start looking for an existing house in a rural location to buy/do up. Or look for an infill site/existing house within a town/village.

    Depends,

    Close to dublin or most cities, have the need to build scheme. you need to be local to get permissions.
    However in more rural Ireland, you'll get permission no problem.

    As for log cabins, They are next to impossible to get permission for as you'll need to be in the middle of a forrest for them to se it "Fitting in with its surroundings"

    Log cabins are an idea most people grow out of love with after 6 months of planing their house.. Sounds harsh, but you'll agree with me in 6 months :P

    Lads thanks for all the responses! It's a tricky situation but I'm trying to gather as much info as I possibly can!

    As far as the log cabin goes I'm used to the idea as I've been living in one for 3 years lol!

    With regards to meeting local needs, is there any grounds to say that having strong family ties to a county counts for anything? I.e my dads whole family are from a particular place and lived there for generations and had businesses there?

    Bear in mind though - that these rural needs relate to actual rural "countryside" areas.

    Nothing to stop you building or renovating a house in a rural town or village.

    Unfortunately the cost of a plot of land my be the biggest issue there! But certainly something I will look into! Thank you very much!
