    Not sure where to post this so I said you lads might know best.

    I know I need to get it valued properly, but im currently looking at about 15 acres of land. Its marshy, unsuitable for building or grazing, with thick parts of bush and gorse.

    Just wondering on the value of such a thing, would the condition its in be a factor on the value?

    On the site is 2 disused small lakes, which once contained fish, but are now dead. The potential is there to return it to a fishery.

    If its unsuitable for grazing, building or forestry its hard to see how it has any value!

    OP didn't say it was unsuitable for forestry. Ballpark 5k an acre without seeing it and a lot depends who and what is around it, it's difficult to be accurate.

    If the seat's wet, sit on yer hat, a cool head is better than a wet ar5e.

    But if its marshy and not grazable its hardly suitable for planting,

    Cant see how you could say its worth 5k an acre, forestry land is only going for 3 grand

    I would be using it for a fishery - so minimul value :D There is nothing around it really, its at the end of a cul de sac, about 4 houses on the road - 3 miles from civilisation bordering onto farmland and a forrestry!

    Some rough land like that but with frontage on to a minor road in the back of beyonds with 3 or 4 neighbour houses sold for €1,000/acre a few years ago near here .By god you would hardly know the place now but serious money spent draining it .Surely you could hardly go bidding less then 1k/acre
