Renting a retail unit

    Does anyone have any experience submitting a proposal for a commercial rental / lease? We recently engaged with a property agency to rent a retail outlet
    to begin trading under a newly formed company. Initially they seemed keen, but after the the proposal and shopfront design and store layout plan was submitted, which was prefectly fine and not in breach on any guidelines, we heard nothing - even after politely requesting feedback from them ( one way or the other )

    This is all a new experience for us, so not sure what to expect at various stages. I know from dealing with other middleman agencies, such as recruitment etc, that they tend to suit themselves and don't really care for your concerns unless it suits them, so am wondering if a commercial property leasing agency operates in the same way?

    To make you do all that and then give you nothing back is a bit much! Was there something about what you plan on doing that meant that asked for that as it's a bit beyond the norm to have to go as far as doing shop layouts etc.

    One thing we ran into a lot when we were looking, that could well be the same for you, was that when a company that had been trading for a few years got involved there was virtually nothing we could do to get them to consider us as a new start. Which is fair enough considering the failure rates.

    Not the first time we've received no response and we assumed it was because we are newly formed, which is understandable. We stated in the proposal the company is well capitalised and have the first 6 months rent available and could weather another 6 with low trading.

    It's possible there is another established business competing but some feedback wouldn't hurt anyone .

    Would be nice alright. Maybe phone them and explain you have another unit you are looking at taking but prefer their one and would like to know if it's going to be possible.
