planning permission on a derelict?????

    hi all,
    we are looking for that ideal cottage to renovate/restore. We have spotted a property with potential. it is a derelict (literally four walls) circa 1800s. This property is listed as a site by the auctioneer but has no planning on it. We would like to restore/conserve the cottage using traditional methods * some modern tech as well.
    My question is how hard would it be to get planning to renovate & extend as we are not local  (local housing need)? Is there a chance because there is/was a dwelling on the land that planning may be granted?  I guess we would need a conservation  officer or someone similar???

    Id say you have a good case if its in a rural area, they will encourage the upgrading of cottage. Go to your nearest preplanning clinic and bring pics and maps and any other info you can think of, they will give you a good idea of your chances
