Buying house around Clonliffe road or beside Cabra luas stop

    Hi

    Think of buying a 3 bed in either of these two areas - price around 360k - I'm working in O'Connell street, city centre. Which would you go for and why ? Which could be worth more in 10 years? If I ever wanted to rent it, which would be better. Thanks

    I'd go with Cabra the simple reason being Croke Park. If your familiar with the GAA fixtures your in lockdown for a good majority of Sunday's and some Saturdays in the summer. Then you've got 5 concerts per year as well. Some of the behaviour of people going to croke park is beyond belief....Ive seen men pee'ing in people's gardens and even on people's front door (the houses that have no garden).
    Clonliffe would probably be 'seen' to be a better area by many, but Cabra is really up and coming, I really like it. You've the Phoenix park and some lovely pubs in the area, close to the M50 too would be a strong selling point. There's the college and Luas now adding extra value to the area too.

    Go with Cabra. Clonliffe road is horribly busy and Croke Park being around the corner... mel123 said everything you need to know.
    I know a few people living in Cabra and they love it.

    Clonliffe Road (well depending on the end). Clonliffe Road is a nice mature area with plenty of nice shops,cafe, restaurants etc in Drumcondra. Clonliffe Road is close to Drumcondra Train Station which links you with 2 Universities and the CBD of Dublin. Croke Park is a bit annoying, but it is only for a fraction of the year. The bus links to the City beside Clonliffe Road are amazing

    On the other hand with Cabra. No matter how up and coming a neighbourhood is, if a huge amount of the residents of the area are council housing residents. The area can only improve so much...

    I personally would not live in Cabra. It is a bit of a dive. At least around Clonliffe Road has always been private housing and is gentrifying ie Pre-63s being turned into nice family homes.

    With regard to Cabra, what area? Old cabra is ok.
    And Clonliffe, is it on the avenue or on a side street?

    the sensible option would be clonliff, but i personally would take the cabra one. its rough enough in some places, but you get that anyway in some places. They know their own, and would be welcoming and the neighbours would likely be better. but its also an established housing estate. in terms of kids playing with others, links to a community, good neighbours, community schools et. you won't beat cabra.
    360 seems expensive for cabra though

    Imho I wouldn't touch attracta rd with a barge pole. It is not a nice place. Clonliffe gardens is a much quieter place, very rentable and easily sold.

    Old Cabra between Fassaugh and the New Cabra Rd.
    Close to the shops, bus routes, luas, town and the phoenix park

    360K for Attracta Road seems very pricey unless they have done serious work on the inside.
    Houses were going for <200K only 2 years ago.

    Attracta Road will be a great road some day , but at the moment there is a few groups of families in Social Housing that can make the place really hard to live.
    Both ends are pretty OK with the middle being Bandit Country. Do not under any circumstances take on a corner house .


    They will eventually move on and long long term it will imo be a great investment ,with its own Luas stop and the Fabra movement moving further in and taking over this part of Cabra.
