Landlord rights during inspection of student house.

    So I want to settle a disagreement with a person I know regarding what a landlord can do during a house inspection.

    I was always under the impression that if a landlord gives the tenants 24 hours notice they would only be able to access the general areas i.e living room, kitchen etc

    A friend has said that if sufficient notice is given that the landlord can inspect the whole house including bedrooms

    Which one of us would be correct?

    If a landlord has agreed an inspection with the appropriate tenant/s, I can't think of anything that would restrict their rights to inspect the entire property.

    I guess there may be an argument that multiple permissions would be required if the property is subject to multiple tenancies.

    The landlord is expected by the RTB to inspect at a frequency of 3 months. The landlord is responsible for maintaining bedrooms as well as all other areas of the premises. In order to carry out his maintenance he has to check all areas. Ring your mother to come and clean up your bedroom.

    The landlord can inspect bedrooms during every inspection.
    I would be checking bedrooms for damage, ensuring the windows still open and close sufficiently (fire safety issue) and that ventilation is been maintained (mound growth).

    I would also be checking for signs of illegal activity, specifically drug use or growth / manufacture.

    Obviously not to the same depth that the guards would. But i would be doing a visual inspection of all surfaces in the place.
