Building Newbie - Advice Wanted

    Hi everyone, long time since I posted on here but thought it would be a good place for some advice.
    I'm currently looking at developing a few houses on a plot of land I have in around Cork City. 
    Progress to date is:
    - Planning Approved(Full Planning Permission)
    - Preliminary Design Completed
    - Funding Available
    What I'm trying to get an insight into is what are the processes from here on in. I'm currently speaking with the architect who completed the basic designs through the planning stages and how it is to proceed but also wondering if there is a "one-stop-shop" style approach to getting these complete.
    My current assumption is:
    1. Complete Detailed Design
    2. Go to Tender
    3. Award & Construct
    Speaking to the Architect there seems to be additional requirements for Q.S and Structural Eng. and speaking with a few "builders" is it wrong to assume that once I award a builder following the tender that they take care of everything until it's complete?
    Any advice as to what I should expect throughout the entire process would be great and if anyone has any contacts as to any good builders or construction companies that might be good to speak to it would be ideal. It might be worthwhile saying that I am trying to complete all the above from overseas with some assistance from family at home in Cork also who have been involved to date but I'm trying to progress this more now from my end.
    As above, I am completely new to the realm of residential construction so any info is greatly appreciated.

    You need a full design service right through to completion, (as, if you'll excuse my bluntness,) given that you're green & remote.

    If you want the builder to take care of absolutely everything then thats what you need to specify when putting the job out to tender.
    Some builders will simply build to plan and require the structural engineer numbers etc ready for them.
    Other have enough contacts and qualifications to do everything for you.

    Do you need to specify what they should take care of QS, SE, plumbing, electrical, etc etc all the way to painting and flooring if thats what you want.

    Multi unit development so you need an Assigned Certifier engaged.

    Not many builders can act as assigned certifier. In fact I haven't come across one yet.
    OP should have his own independent AC.

    I've got pricing back now for Assigned Certifier, H&S, Civil Structural Eng & QS so kind of working on the direct approach in parallel.
    What I want to do is get it all rolled into one so essentially the builder Project Manages as I cannot be there to coordinate but seem to be having a bit of difficulty in getting feedback from any builders on this with the exception of a couple.

    A 'builder' who takes on a house build 'contract' is in this context IS the project manager.

    The reason (excuse my bluntness) you're not getting feedback on this from builders is they think you're wasting their time, and they probably have better things to do than explain construction management methods to you for free.
