    Is it possible to have a window in the upstairs bedroom that is glazed to less than 800mm above the inside ffl but has its opening within the Regs?
    Looking to have a window seat at the bedroom window.

    You could have ceiling to floor windows if you like. The opening needs to be within reg though.

    OK Thanks. Our Engineer mentioned something about access for Fire service when entering from a ladder that they need to know the distance to floor that they are stepping into. Maybe that's just from the opening.

    Opening section has to be 800mm above the floor. If you put a window seat in then the opening section has to be 800mm above the window seat.

    Depending on the height of the seat, it can work ok. But you are limited to a max height of 1100mm off the finished floor/window seat.
