Planning permission for opening up a driveway.

    Hi just a question regarding planning for a driveway in dun laoghaire rathdown coco area.

    I contacted the council about the procedure but they were quite vague.

    I want to open up the front garden to hold up to 2 cars and just wondering the best way of going about it.

    How much is the planning process and do I need to provide measurement of area I plan on opening?

    I found out about the dishing of the kerbs can be done by the council or myself once request is put through.

    Any help would be much appreciated.

    Full planning required for the widening or creation of a vehicular entrance.
    Newspaper notice
    OSi maps
    Drawings including existing and proposed site layouts with emphasis on the front garden layout.
    Existing and proposed front elevations to show what the new entrance will look like relative to the adjoining houses.
    App fee of €34
    Usual app form.

    If granted, you cannot dish the path as there's bond and liability issues. You pay the council to dish it. Just done one in DCC and it's €579 for the first 7 sq. M of concrete and about €80ish for every meter after that.

    It all depends if you can do the drawings to scale with the correct details to get a validated planning application. You have to submit 6 printed copies to scale or it will be invalidated.

    The dishing is a strange one, maybe DLRCC operate it differently, but the last time I checked they didn't. In theory you can do it your self, but you must lodge a bond and insurances and you get it back when done to their standard. Cheaper to get the council to do it to be honest.

    Whether you do it you engage a local arch, technician or similar is up to you, how much it costs and if you value taking a chance on it yourself.

    Just as a slightly different perspective when we bought our house in a large dlr Co Co area estate we had a chat with our solicitor about opening up the driveway etc and permissions needed.

    It is relatively common in our estate to move the pillar and v low wall (circa 2 ft high) to allow the two cars pull in.

    Our solicitor advised that we *could* risk doing it without planning as it is unlikely to be challenged and in worst case scenario you'd have to rebuild the wall if there was any complaints which would still be cheaper than going through the painful planning process.

    Obviously there would be potential issues on reselling but we haven't any intentions on doing that for the foreseeable future anyway.

    Planning Application standard (Department of Environment).
    If you wanted to go at it yourself, you can check the DLRCC website for examples that you can attempt to mimic.

    I don't really give too much advice on this as its very hit and miss and if you get invalidated, you are down the cost of the newspaper fee, printing costs etc and you have to start over all again.

    Another poster a few months back asked for the same info, he thought the fee for a technician to do it was too high, but ended up getting 3 invalidations, 3 newspaper notices and 3 sets of prints, all wasted money.

    Its for this reason, if I'm doing an application, you take on that risk and if there's a mistake, then it comes out of my bottom end.
