Using 40sq m exempted extension space as storage?

    I understand you can build a garage subject to certain constraints exempted up to 25 sqm

    However could you build another exempted extension up to 40 sq m 'as an extension' which is built to current building spec's but use this space for storage possibly with garage doors etc?

    Related ques, if you have a house built this year to A3 standard, and decide to build the 40 sq m extension, will the completed building still have to maintain a A3 BER after the works are completed?

    Garage to side 25m
    Domestic extension to rear 40m (must be building regulation compliant as you already know).
    Shed in garden 25m.

    In theory you can have all these without planning. But if you ever want to convert the garage, you will require planning.

    Right, I didn't know I could build both a garage to side and a shed to rear so totalling 50 sq m, that will probably fit my needs

    However if you give the impression you are running a business from this storage, then you have other problems.
    You should design it with it being easy capable of being used as ua useful extension to the house, otherwise it will seriously devalue the house in the eyes of most folk

    Defo have no interest in the value of the house as I won't be selling but equally don't have any business use! 50 sq m of garage and shed space can be filled with lots of more useful things

    Afraid you cannot do both as the areas are cumulative.

    Garages, sheds, stores & greenhouses all fall with Class 3 of the Exempted Development Regulations.

    "The total area of such structures constructed, erected or placed within the curtilage of a house shall not, taken together with any other such structures previously constructed, erected or placed within the said curtilage, exceed 25 square metres"

    His original posts gave the impression that the 40 would be as an extension to the house so maybe ..

    However, have read this sa response to my post.

    I'd originally asked about using an exempt 40 sq extension for storage/ garage use but kceire was the one that put forward the option of having garage to side and shed to rear. I read it that I could have all three without planning, is that not correct?

    Basically I'd like a decent garage of about 50 sq m or a separate garage and shed of 25 sqm each. I can get planning if needed but it would be handy not to have to

    The maximum area of any one is 25m2.
    The combined area of them all is also 25m2.
    So if your garage is 20m2, you can only have a shed of 5m2.
    Anything above this limit requires planning permission.
