Garden Room/Studio Build

    Hi,

    I was wondering if you could help me.
    I am in the early stages of considering building a timber garden room / studio roughly 9m2. My problem is my garden is currently just above 25m2. Can I apply for planning permission for this build or are you just not allowed to build full stop if your garden is this small.

    You can apply for planning no problem. You should get granted too.
    Where are you based?
    Typically city centre properties with smaller gardens get granted permission for more than urban (as a % of garden space).

    Thanks for that. based in Portobello. :) When reading the FAQ's about this the main answer i was getting was:

    You cannot reduce the open private space, reserved exclusively for the use of the occupants of the house, at the side or rear of the house below 25 square metres.

    This lead me to believe i wouldn't get approval.

    That is for exempted development.
    In theory, you can apply to completely cover your garden. It may be refused to severe lack of open space though.

    I wouldn't see too many problems in your situation though. Have you got somebody local to prepare the plans and application?
    They can usually give you a hands on experienced opinion based on what they see on site.
