Ok all - would be very grateful for any help or tips over the next year.

Starting off with 90 sqm Bungalow - we are adding 50 sqm and renovating all. Including attic dormer style conversion.

I am getting 3 builders to give a price - but total renovation - electrics plumbing - windows - kitchen - floors - windows - 2 bathrooms + W/C. Rear extension, and small side extension.

I know it is only back of envelope - but anyone want to put a ball park total cost up ? - I'll be getting 3 prices.

Anyway - any good recomenations on Northside - not looking for dirt cheap - but sensible and not top of the range.

Would really appreciate if someone could give me a few ideas where to go next.

First off how hard is it to get a builder at present - one I hoped for is booked out till January (is this normal enough and is it hard to get one at present with boom in property)

We are Starting off with 90 sqm Bungalow - we are adding 50 sqm and renovating all. Including attic dormer style conversion.

It total renovation - electrics I hope to get done myself - but plumbing - windows - kitchen - floors - 2 bathrooms + W/C. Rear extension, and small side extension all have to be done / new built.

Insulation and build quality key.

No idea about your area unfortunately but from a building point of view January is not that far away at all.

I'd imagine you won't find anyone who will start a whole lot sooner. And even if you do - do you want your house as a building site for the Christmas?
