What professional do I need - Extension

    Hi,
    We are looking at building an extension which will require planning permission and are in the very early stages of the project.
    We will need someone to submit plans to the council & sign-off on the build as it progresses.

    The extension is likely to be a relatively straightforward design of a rectangle at the rear of our house but will require two old extensions to be knocked down and at least one supporting beam to be installed.

    Do we require an architect or could an engineer / architectural technician be sufficient.
    We have received a couple of quotes from architects and they seem to be 8 to 10% (plus VAT) of overall build cost.
