House building

    Hello Im looking for some advice. We have just received planning permission for a 1700 sq foot house the house is of simple design nothing fancy 2 storey . We are on a very tight budget for building. We are currently getting tender drawings completed. What prices can we expect from builders? im beginning to worry with the way prices have rocketed that we wont be able to build.

    What can i expect to pay for a 1700sq foot house to a builders finish

    Are you going self build and managing the trades (builders) or with a single main contractor for the entire project?

    I'd say around 220k ish for a medium level finish inside and bare minimum outside. (I know you asked for builder's finish but your budget needs to make it liveable or you won't be able to draw down the last of your mortgage.)

    If you go for a builder's finish in certain places and only complete some of the rooms you'll get it a bit cheaper.

    If you want manicured lawns and granite worktops you can start adding big lumps to it.

    P.S. That doesn't include Irish Water, Council Contributions and Professional Services (like your architect/engineer).

    thanks was hoping to get it done slightly cheaper than that but it doesnt look likely the way prices are going.

    I had a quote of €200k inc VAT for a 1450sq foot house not a square box but not an overly complex design or specification in Blackrock Co Louth. (builders finish ie..no painting kitchen units tiling etc). This was nearly 6 months ago so I would expect 5% on this now.

    I would think what Metric Tensor has said above is correct in relation to costs and the add ons.

    For a 'FULLY' completed house including furnishings and landscaping, all connection and subsidiary charges including all professional fees I would not expect you to have much change out of 300k

    FYI, I am looking at approx ?130-135 inc Vat per square foot to get in the door in a livable state. This includes contributions, connection fees etc.

    Only a rough figure but to give you an idea for budgeting. This is in Kildare. Building costs are approx ?115 per sq/ft inc Vat approx.

    Rest is made up of legal fees, council contribution, connection fees, kitchen, tiles, carpets, floorboards, furniture etc.
