Roughly how much does full planning add to the value of a site. The site is near Clonmel but in Co. Waterford. Ta.

How long is a piece of string, its value is the amount someone is willing to pay for it who can obtain planning permission, ask a local estate agent.

    +1
also be aware of the impact of maybe local needs restrictions and maybe other planning issues such as paying 10,000 to the esb for a connection etc etc
site may be boggy so issues with percolation or RW runoff issues....
    so its not that simple.
Finally if its a family transfer then do it before PPL to keep potential tax due down
