    Hi , i keep reading that buildings under 25m are exempt from planning as long as they are behind the property building line .We have 2 acres , 1 acre behind the house and 1 acre in front separated by the lane / road . We want pollytunnels and shed on the land in front of the house as it gets the sun all day also if you have 25m2 garage can you add lean to turf store on to it ,we have no direct neighbours any advice ?

    this is the specific list of whats exempt from planning and the conditions that must exist for them to be be considered exempt.

    if you want to build ANY shed, garage, greenhouse, polytunnell etc to the front of your house, you will require planning permission.... as one of the exempted conditions specifically states :

    1. No such structure shall be constructed,
    erected or placed forward of the front
    wall of a house.
