House sale / solicitors

    Hey

    Appreciate any advice.

    Quick query regarding house transaction. House sold for €147,000 and buyer has transferred all funds to her solicitor. She has completed contracts according to my solicitor. However she has failed to pay the stamp duty of €1,470. We have served the 28 day notice but I would prefer sale to go through, as we have other house under deposit.

    Firstly, does the buyers solicitor have the right to retain funds on the basis of stamp duty?

    Have I any further options? Worse case scenario (and I don't want this), can I pay stamp duty on her behalf? I don't want to lose new house.

    Sure, but just don't bank on recovering it later.

    Thanks, any legal implications for us paying on her behalf to close sale. Obviously this is last case scenario
